Extension of time for Lodging Submissions to Proposed Variation 132 to the Rodney District Proposed District Plan 2000 – Introduction of a West Coast Rural Policy Area
The Period for lodging submissions to the West Coast Rural Policy Area Variation has been extended to Friday 23 October 2009.
Explanation
This Variation introduces a new policy area ‘West Coast Rural Policy Area’. The policy area will apply to the General Rural Zone at South Head and to the General Rural Zone along the west coast of the Kaipara Harbour.
The identified areas are zoned ‘General Rural’ but are considered to be at risk of degradation of their rural and semi-remote character to a greater degree than other ‘General Rural’ areas. The subject areas are coming under increasing development pressure due to their coastal locality and proximity to metropolitan Auckland; and this is further exacerbated by the growing expense of coastal development on the East Coast making the West Coast a more affordable alternative. Given these drivers, it is considered that an additional level of planning management is required to ensure that the rural and semi-remote character, environmental and amenity values are maintained both now and into the future.
The proposal may be inspected at Council’s offices at 50 Centreway Road, Orewa, Baxter Street, Warkworth; State Highway 16, Huapai; and Commercial Road, Helensville, and all Rodney District Council Public libraries; at any time when the above places are open to the public, as well as on Council’s website here.

Any person may make a submission on the proposal. You may do so by sending a written submission to: Rodney District Council, Private Bag 500, Orewa, Attention: Environmental Policy and Planning.
The submission must be on Form 5 and must state whether or not you wish to be heard on your submission. Copies of this form are available from the Council offices listed above and on Council’s website here.

The process for public participation in the consideration of the proposal under the Act is as follows:
- After the closing date for submission, Rodney District Council must prepare a summary of the decisions requested in submissions and this summary must be publicly notified
- There must be an opportunity to make a further submission in support of, or in opposition to, the submissions already made
- If a person making a submission asks to be heard in support of his or her submission, a hearing must be held
- Rodney District Council must give its decision on the proposal (including its reasons for accepting or rejecting submissions)
- Any person who has made a submission has the right to appeal the decision on the proposal to the Environment Court.
