Description of Proposal
Application for a two lot subdivision in a Medium Intensity Residential zone resulting in lots with net site areas of 328m² and 409m², not meeting the minimum 600m² net site area or 15m x 15m shape factor controls. Consent is also sought for the proposed lots to be controlled by the development controls of the High Intensity Residential zone, including allowance of 50% site coverage, as opposed to the 35% permissible under the sites zoning. Retrospective consent is required for earthworks within the 1 vertical to 2 horizontal control line, as measured from the northern and eastern boundaries of the site.
