Summary of Decisions Requested in Submissions to Proposed Plan Change/Variation 127 to the Proposed District Plan 2000 – Operative in Part – Huapai North Special Zone
This Proposed Plan Change/Variation will alter the zoning of land in Huapai North and introduce a new Special 29 Zone that reflects the proposals contained in the adopted Kumeu-Huapai Central Area Plan. The Special 29 Zone applies to the area generally bounded by State Highway 16, the Kumeu River to the east and north and a natural waterway to the west being Coopers Creek. The existing developed area North West of Oraha Road, including the southern portions of Tapu and Matua Roads is not included in the Variation.
The area includes a range of residential densities with the greater intensity sites closest to Huapai town centre and the Huapai Reserve extending out to lower intensity residential sites near the rural fringe. Other local community needs will also be met by the inclusion of local shops and future reserve areas.
The Proposed Variation/Plan Change was publicly notified on 11 March 2010, with the period for receipt of submissions closing on 23 April 2010.
The Council has received submissions to the above mentioned Proposed Plan Change/Variation 127. A summary of the decisions requested in these submissions is now available for public inspection.
The following persons may make a further submission, in the prescribed form:
- Any person representing a relevant aspect of the public interest
- Any person that has an interest in the proposed variation greater than the interest that the general public has.
A further submission must be limited to a matter in support of or in opposition to the relevant submission.
Further submissions to Plan Change/Variation 127 must be lodged at an office of the Council not later than 4.00pm on Wednesday 16 June 2010.
Further submission forms are available at each of the Council’s offices or on the website. A summary of the decisions requested in submissions to this Variation is now available for public inspection at the Council’s offices at 50 Centreway Road, Orewa; Baxter Street, Warkworth; State Highway 16, Huapai; and Commercial Road, Helensville; and at all public libraries in Rodney District at any time when the above places are open to the public.
